These Terms and Conditions govern the use of the website and the making of bookings at the Quinta Cova do Milho Rural Tourism establishment.

By making a booking or using the website, the user declares that they have read, understood and accepted these Terms.

2. Purpose

These Terms govern:

  • The use of the website
  • The online booking process
  • The terms and conditions of stay at the Rural Tourism accommodation

3. Booking Process

3.1 Reserva Online

The booking is considered confirmed after:

  • Correct completion of the booking form
  • Acceptance of the Terms and Conditions
  • Payment of the amount indicated (full or partial, in accordance with current policy)
  • Receipt of a confirmation email

Quinta Cova do Milho reserves the right to refuse bookings in the event of a technical error, unavailability or incorrect details.

4. Prices and Payments

  • The prices shown include VAT at the current statutory rate.
  • Payment may be made using the methods available on the website.
  • The property does not store full credit card details.

The booking may require:

  • Full payment in advance, or
  • Partial payment as a deposit

(in accordance with the policy set out at the time of booking).

5. Cancellation Policy

5.1 Cancellation by the Guest

The applicable cancellation conditions are those indicated at the time of booking.
Unless otherwise stated:

  • Free cancellation up to 3 days before the check-in date
  • Cancellation up to 2 days before the check-in date will incur a charge of 100% of the first night
  • After this deadline, the full amount of the booking will be charged

5.2 No-Show

In the event of a no-show, the full amount of the booking will be charged.

5.3 Cancellation by the Property

Quinta Cova do Milho poderá cancelar a reserva por motivo de força maior ou circunstâncias imprevistas, garantindo o reembolso integral dos valores pagosmay cancel the booking due to force majeure or unforeseen circumstances, guaranteeing a full refund of the amounts paid.

6. Check-in and Check-out

  • Check-in: from 2 pm to 9 pm
  • Check-out: by 12 noon

Check-in outside these times must be agreed in advance.

Upon arrival, you may be asked to present identification, in accordance with the law.

7. Guests’ Obligations

Guests undertake to:

  • Use the facilities with respect and care
  • Not exceed the maximum number of guests booked
  • Observe rules regarding quiet hours and good neighbourliness
  • Not hold parties or events without prior authorisation
  • Comply with applicable legislation

The establishment reserves the right to refuse or cancel the stay in the event of inappropriate behaviour, without entitlement to a refund.

8. Damage and Liability

Guests are liable for any damage caused to the premises, furniture or equipment.

Quinta Cova do Milho accepts no liability for:

  • Loss, theft or damage to personal belongings
  • Temporary interruptions to services due to technical reasons or force majeure

9. Data Protection

The processing of personal data is carried out in accordance with the Privacy Policy available on the website and in compliance with the General Data Protection Regulation (GDPR).

10. Intellectual Property

All content on the website (text, images, logos, design) is the property of Quinta Cova do Milho or used with permission, and its reproduction without prior consent is prohibited.

11. Amendments to the Terms

Quinta Cova do Milho reserves the right to amend these Terms at any time, with any amendments being published on the website.

12. Governing Law and Jurisdiction

These Terms are governed by Portuguese law.

In the event of a dispute, the court of the district corresponding to the location of the establishment shall have jurisdiction, without prejudice to the use of alternative dispute resolution methods.

The consumer may refer the matter to the competent Consumer Dispute Arbitration Centre in the area.
